Brokers, strengthen and speed your transactions with these contract fixes

You move fast. Clients calling, showings stacking up, offers flying. We get it. But when contracts come in with missing details, the entire deal slows down—sometimes by days

Here's a quick rundown of the most common gaps we see and how a few extra seconds upfront can keep everything moving.

1. Complete names of buyers and sellers
If a trust or LLC is involved, list the full entity name. Missing this triggers title delays and signature issues.

2. Offer date and acceptance date
Both matter, but the acceptance date controls every timeline. Without it, no one knows when contingencies start.

3. CAR contract deadlines on business days
Contingency and closing dates that land on weekends can force amendments and delay timelines.

4. Listing agent information
Believe it or not, many brokers forget to add their own name. Doing so speeds up communication and keeps the deal organized.

5. Monthly HOA assessment
Lenders won't move without them, and buyers need accuracy. Be sure to confirm the current amount.

6. Special assessments
If there's a special assessment, include the remaining balance so we know what to prorate, what to disclose, or what the lender needs.

7. Earnest money
Include who holds the earnest money and when it's due. Without this, escrow openings stall and buyers risk accidental default.

8. Maximum interest rate
Leaving this line blank creates otherwise avoidable questions for the lender, which can slow financing.

9. Accurate contact info
Contract timelines burn hours when we have to hunt down correct contact info. One wrong digit can cost a day.

10. Contingency details
If you check a contingency box—home sale or otherwise—add the terms. Missing details can create avoidable delays.
