Can I buy real estate without a broker?

The real estate industry is always shifting and evolving. Recently, lawsuits against the National Association of Realtors and national brokerages have resulted in new commission structures for many real estate brokers....and many questions from clients.

However it shakes out, the lawsuits leave many would-be buyers wondering if they even need a real estate broker. Or if they can (or should) go it alone?

Sure, you can buy without a real estate broker. But, as a long-time closing attorney, I highly recommend using an experienced, well-qualified buy's broker. Buying with a knowledgeable broker gives you many practical and financial benefits, especially when buying in the Chicago area.

An experience broker is like the general contractor for your deal
Buying (and selling) can take a lot of time and effort. Even more so when you are also planning to move. A broker can make it easier and less stressful for you by overseeing the deal at every step and doing many of those steps for you.

A good broker can save buyers time, money, and frustration by:

    • Finding listings you might not consider
    • Helping rule out unsuitable listings
    • Accessing off-market opportunities
    • Researching historical data
    • Scheduling multiple showings
    • Providing local expertise
    • Attending and advising on home inspection matters
    • Negotiating initial offer
    • Recommending other real estate professionals, tradesmen, contractors

Whether you decide to work with a broker or not, one thing is clear. Now more than ever, buyers need experienced real estate attorneys to protect their interests. No matter how the industry changes, you can count on our firm to guide and support you from pre-contract to long after the closing.

If you do decide to buy without a broker, know we can confidently guide you though the all legal steps you will need to take before you sign a contract. But without an experienced broker, you will essentially be the general contractor of your own deal.

Schedule a call with me (John) or Mike Wasserman to discuss any aspect of your real estate purchase. We're here to help.
